CHW/HW Central Plant, Floor by Floor AHU with Active Chilled Beam
Durack Centre II, located at 2 Victoria Avenue, is a 7,200m² multi-level commercial office building in the Perth CBD.
It was the first large-scale development to use an active chilled beam system as its primary conditioning source, and features full height performance window glazing along the length of the western and southern facades, a grey water system and is designed to accommodate wind turbines integrated into the roof design to offset lighting energy.
It was the first building in Western Australia to achieve a 6 Star Green Star Office Design v2 rating and a ‘World Leadership’ status in environmental sustainability. The building achieved a 5 star NABERS rating and Green Star "As Built" rating. The building was also designed to achieve the PCA A Grade.
